Barratts & David Wilson Homes
- Elsea Park

Barratt Homes and David Wilson Homes site before preparatory earthworks, with lots of open space and greenery, with an unrecorded landfill hidden on the site.

BSH Remediation Limited (BSH) were commissioned by Barratts and David Wilson Homes to undertake preparatory earthworks ,to facilitate their proposed residential development (Total 600 + units) for land located in the South Midlands. These preparatory earthworks were required to facilitate the redevelopment of the site with a low-rise residential end use inclusive of private gardens, public open space and associated infrastructure.

An unrecorded landfill was located in the southern portion of the development area and an infilled brick pit with unknown depth’s of waste / geotechnical characteristics in the eastern portion of the site. BSH along with our consultancy partner (ID Geo-environmental) agreed the works with the regulatory bodies, both Environment Agency and Local authority) to render the site suitable for development.

Soils to Landfill
1,500m3

Works within the landfill areas of the site were completed under the waste code of practice (DOWCop). Soils / Waste (37,000m3) underwent a treatment of processing of excavation / screening / waste removal / treatment and assessment for re-use.

Soils meeting the re-use criteria and considered suitable for re-use both geotechnically and chemically, were re-engineered within the development area. All soils had a stringent upfill criteria to achieve minimum 95% compaction <5% air voids to be suitable for a vibro ground improvement. Upfilling works were completed over a period of 7 – 9 months whilst on-going treatment of waste water / soils was completed.

BSH Remediation successfully handed the site back to Barratts in June 2023, leaving them with a suitable development platform for the proposed build. All plots were capped with imported 6f2 in the landfill areas leaving the site with a civils void to accommodate 700m3 of civils arisings, so very limited soils were actually removed off-site.
